All indications are that the housing market is going to be stronger this spring. Typically we tell our waterfront sellers to think about listing in April or May. This year we are suggesting that sellers think about listing as soon as possible as we are seeing an increase in buyer activity. The advantage for the sellers who list now is that they will have less competition. Buyers will have fewer homes to choose from in March and April, but if they find the right one they will buy. As a seller you need to keep in mind that the early lookers are serious lookers and with fewer homes on the market your chances of receiving an offer are greater than in July or August when the market is flooded with properties. Those waterfront buyers who wish to enjoy a full season in a new cottage have already started their search. They know that summer is just around the corner. Keep in mind that if you are planning to mortgage the home or cottage that you wish to purchase you can expect the process in NY State to take about 2 months from time of offer to closing. So if you want to start enjoying your new waterfront property in May you need to start your search now!
